Dear Members and Partners;

Innovation is the primary driver behind all sustainability initiatives; without it, we would only see incremental improvements rather than transformative change. Modern challenges have forced us to think outside the box and respond to shifting market demands. A clear example is the development of Masdar City in Abu Dhabi. Launched in 2006, its original goal was to create the world’s first zero-carbon, zero-waste city. At the time, many in the industry viewed this as impossible because detailed material data and sustainable technologies were not readily available. However, as the project progressed, the industry adapted. This “forced innovation” led companies to prioritize Life Cycle Analysis (LCA) for their materials and integrate sustainability directly into the product design process. Twenty years later, we see remarkable innovative products on the market, giving us a toolbox to achieve carbon-neutral projects. Two decades of learning have turned an ambitious dream into a scalable reality for carbon-neutral development.

As this evolution progressed, sustainability introduced a critical third dimension to product development. Traditionally, the focus was solely on the trade-off between cost and performance; however, this has evolved into a “sustainable cost-performance” model that prioritizes CO₂ footprint reduction. While the goal is for all new products to offer a lower environmental impact, cost parity remains the primary hurdle. Although high-performance green solutions exist, their market adoption is currently hindered by price gaps. In regions with a carbon tax framework, this gap is narrowing rapidly. To secure the future of green buildings, we must continue to optimize the entire supply chain to drive down the costs of low-carbon materials without compromising performance.

Knowledge sharing plays a central role in enabling this transformation. It is the cornerstone of systemic change. While innovation cannot be strictly mandated, we can cultivate an ecosystem that allows it to flourish. By fostering cross-functional dialogue and experiential exchange, we significantly increase the probability of turning raw ideas into scalable inventions. Many of the industry’s most disruptive breakthroughs were born from collaborative knowledge exchange, where learning from diverse perspectives expands our technical horizons and accelerates the path to net-zero.

To truly embed sustainability, a fundamental shift in mindset is required. Professionals and organizations must move beyond treating it as a standalone initiative and instead integrate it into the company’s DNA and every strategic decision-making level. The more we normalize these conversations and focus on continuous improvement, the faster we will achieve our targets. Tools such as cross-functional knowledge sharing and clear corporate KPIs are essential for driving this cultural shift. We must also commit to reducing our carbon footprint across all dimensions—not only within products (Scope 3), but throughout production (Scopes 1 and 2) and our daily habits. Organizations must tap into their greatest resource: their employees. When individuals are empowered to contribute, the collective impact can be significant, demonstrating the power of a motivated, well-functioning team.

Looking ahead, optimism is driven by the tangible shift from ambition to action following the UAE’s recent climate milestones. In this country, the “can-do” spirit is more than a phrase; it is an operational blueprint. We have moved beyond setting targets to implementing scalable, real-world solutions. With two decades of leadership, Emirates Green Building Council stands at the heart of this transition, leveraging its strong foundation to unite industry stakeholders and accelerate our collective journey toward a net-zero built environment.

Let us accelerate our journey toward a more sustainable future. Emirates Green Building Council is more than a council; it is a platform for collaboration and a hub for excellence in promoting sustainability in the built environment across the UAE. Members and partners are encouraged to take an active role—engage, spark new ideas, challenge the boundaries of what is possible today, and turn today’s “impossible” into tomorrow’s standard. Only through our collective strength can we redefine the industry and shape the next chapter of sustainability for our region.

From Certification to Capability: Turning Sustainability Targets into Daily Operations

Nancy Hassan

individual Member – Emirates Green Building Council

Sustainability targets are increasingly clear. Execution on the ground is where most organizations struggle.

Operational teams are often presented with polished sustainability strategies and performance dashboards yet are left without practical guidance on how those targets translate into daily decisions. The result is a familiar pattern: data is reported, certifications are achieved, but performance remains uneven.

This gap becomes visible when indicators such as Energy Use Intensity, water consumption, waste diversion, indoor environmental quality, or carbon intensity are reviewed. Teams may see that performance is off target but lack the operational tools to diagnose root causes or identify which actions are feasible within existing constraints such as staffing, equipment limitations, budgets, or guest and occupant expectations.

Another challenge lies in fragmented ownership. Sustainability outcomes depend on engineering, procurement, housekeeping, facilities, and management working in alignment. When education does not address how these functions interact in practice, accountability becomes diluted and execution slows.

Operationally focused sustainability education shifts the emphasis from awareness to action. It equips teams to interpret KPIs in context, understand trade-offs, prioritize interventions, and implement corrective actions that fit real operating conditions.

Closing the gap between certification and capability is not about adding more frameworks. It is about enabling the people closest to operations to make better decisions, every day, that collectively deliver measurable sustainability performance.

3rd Retrofit Success at St. Regis Saadiyat Island Resort

Leading Hospitality Services

Emirates Green Building Councils’ Corporate Member

LHS implemented a targeted retrofit programme at St. Regis Saadiyat Island Resort to reduce thermal load and improve indoor environmental quality within a live hospitality environment. Three complementary innovations—i2Film, i2Coating, and AQMC—were applied across glazing, roof, and service areas following technical assessment.

At Sontaya Restaurant, a west-facing glazed façade of approximately 360 m² was treated with i2Film to reduce solar heat gain while maintaining daylight. Based on post-installation technical assessment and regional solar-load assumptions, the intervention is estimated to deliver ~192,720 kWh/year in cooling energy savings, equivalent to ~38,544 AED/year, and ~80.9 tCO₂/year avoided (0.42 kg CO₂/kWh).

In the Regal Ballroom, i2Coating (iPaint) was applied to mitigate peak heat absorption. On-site measurements recorded surface temperatures operating up to 22.7 °C cooler during peak conditions, with the intervention estimated to deliver ~10% annual cooling energy savings for the ballroom.

A third retrofit phase addressed persistent odour issues in basement and service areas using AQMC, which neutralises odours at source without consumables, chemicals, or water, reducing material use and maintenance inputs.

Overall, the project reflects LHS’s role in supporting retrofit strategies that improve energy performance and sustainability outcomes in existing buildings.
